CHALLENGE
A prominent corner site opposite Margate Beach had remained underutilised for almost a decade due to a combination of planning, design and development constraints. While zoned for higher density residential development, achieving a viable outcome required balancing development yield, built form, neighbourhood character and community expectations.
SOLUTION
Working closely with the client, consultant team and City of Moreton Bay, the proposal evolved throughout the assessment process to respond to the character of Margate Parade while supporting a viable infill housing outcome. The final design incorporates climate-responsive architecture, generous balconies, landscaping and an active street presence.
OUTCOME
Development Approval was secured for a four-storey residential development comprising 16 apartments opposite Margate Beach, delivering a well-located infill outcome for the Redcliffe Peninsula.
