CHALLENGE
The site had historically operated as a service station across multiple buildings on a major arterial road. Redevelopment required a planning pathway that recognised the existing lawful and historic use of the site while enabling redevelopment to occur efficiently and without triggering a full Development Application process.
SOLUTION
A bespoke planning pathway was established in consultation with Council that relied on the existing lawful use of the site and required only a building works application, avoiding the need for an Impact Assessable development application and public notification.
OUTCOME
Council provided written advice confirming the planning pathway, enabling the timely redevelopment and construction of the new service station.
