CHALLENGE
Clearly demonstrating the development potential of a complex 7,204m² site ahead of sale.
While the Holland Park West property presented a significant residential infill opportunity, its topography, access, servicing and ecological constraints needed to be better understood to give prospective purchasers confidence in what could realistically be achieved.
SOLUTION
Infinitum Partners worked with Ray White Bulimba to better define and de-risk the development opportunity before the property went to market.
We prepared a preliminary planning and development review and indicative 14-lot subdivision concept, coordinating civil, traffic and ecological specialists to test key development considerations including access, stormwater, servicing, earthworks and vegetation.
OUTCOME
The coordinated planning and technical due diligence demonstrated the site's potential for up to 14 residential lots, subject to relevant approvals, providing prospective purchasers with greater clarity around the opportunity and potential pathway to development.
This strengthened the proposition for the sales campaign, with the property ultimately selling for $7.8 million, well above initial expectations and the average price in the neighbourhood.
