CHALLENGE
The 6.7-hectare site is one of the last remaining undeveloped residential parcels within the established Bushland Beach community. While appropriately zoned and supported by existing infrastructure, environmental constraints, vegetation clearing requirements, traffic considerations and servicing challenges required a coordinated planning and design response.
SOLUTION
The subdivision layout was developed in collaboration with the client, @Townsville City Council and consultant team to balance environmental considerations with a commercially viable residential yield.
Through early engagement and a collaborative design process, the road network, lot layout and servicing arrangements were refined to respond to the site’s constraints and integrate with the surrounding neighbourhood. The Development Application was supported by comprehensive planning, engineering, traffic and ecological assessments.
OUTCOME
A Development Application was lodged for a 112-lot residential subdivision, seeking to unlock one of the final residential infill opportunities within the established Bushland Beach community.
