CHALLENGE

The land was heavily constrained by a large environmental corridor and located within an area of emerging development, with fragmented infrastructure provision and access arrangements influencing the subdivision layout.

SOLUTION

A preliminary subdivision layout was developed with the client and refined in collaboration with the consultant team to respond to environmental and engineering constraints. Engagement with local and state government supported the negotiation of appropriate approval conditions and an Infrastructure Agreement.

OUTCOME

Development Approval was secured for a 41-lot residential subdivision, enabling delivery of the site while protecting key environmental assets.
