CHALLENGE

Agape Physiotherapy needed new premises to support its growing patient base, with limited suitable commercial vacancies in the surrounding area.

The preferred site was zoned Low Density Residential, requiring an impact assessable development application and a considered response to traffic, parking and neighbourhood amenity concerns.

SOLUTION

Infinitum Partners developed a planning strategy to support the adaptive reuse of an existing two-storey dwelling, accommodating a physiotherapy clinic on the ground floor while retaining residential accommodation above.

An independent Economic and Community Needs Assessment, supported by planning and traffic assessments, demonstrated the need for additional local health services and addressed the site's planning constraints and concerns raised during public notification.

OUTCOME

Development approval was secured for a 180m² physiotherapy clinic, with a 130m² residential dwelling retained above, all within the existing building footprint.

The approval provides a pathway for an established local business to continue servicing its community, demonstrating how a considered planning strategy can unlock opportunities for the adaptive reuse of existing properties.
